The size of a central AC system matters more than most homeowners expect. A system that's too large turns on and off in short bursts, leaves the house feeling clammy and wears out sooner. A system that's too small runs all afternoon and still can't keep up.

If you're adding AC for the first time, there's no old unit to copy, so the contractor has to work it out from the house. If you're replacing an old system, the existing size is a starting point, but the house may have changed since it was installed: new windows, added insulation, an enclosed patio or a converted garage.

Ask each contractor how they arrived at the size they're recommending. The industry method is a room-by-room load calculation called ACCA Manual J, which accounts for the home's insulation, windows, orientation and layout. A good answer explains which rooms were considered and why, not just "you need three tons."

Ducts: The Part of the Quote That Changes the Price Most

In San Diego, ductwork is often what makes two quotes so different.

  • Homes with no ducts need a new duct system, or a design that avoids ducts in some rooms. That's real work in the attic or crawl space, and it should be described in the quote.
  • Homes with an old furnace and old ducts may have ducts that are leaky, undersized or poorly insulated. Putting new equipment on bad ducts limits what you get from it.
  • Homes with newer ducts may only need sealing, adjustments or a few added vents.

Ask each contractor to tell you in writing which of these applies to your home and what they plan to do about it. If one quote includes duct work and another doesn't mention it, you're not comparing the same job.
